MountainTop Treasure in Northern Vermont Bolton Valley, Vermont $1,690,000 Occ '09 = 33.79% Cap Rate = 10.7% Gross Rev '09 = $684,033 GRM = 2.46 Rev/Room '09 = $26,857 ADR ’09 = $139.17 Located 2,000 feet above the valley floor, the Black Bear Inn has it all—25 rooms and suites, a full-service restaurant, direct-access to ski trails, in-ground pool, and a seasoned staff so that a new owner can easily hit the ground running! The Inn is a year-round destination for travelers, thanks to its mountain location and proximity to many of Vermont’s premier attractions in Burlington, Waterbury/Stowe, Shelburne, and Montpelier. Not only does it’s location help to support it’s solid occupancy, but so does it’s varied room types and rates—everything from Standard guestrooms, to suites with firestoves and private outdoor hot tubs! Built in 1968, the Black Bear has become a favorite spot for couples, families, travelers with pets, and large groups. Two buildings make up the Inn, with 21 rooms in the main structure and 2 rooms/2 suites in the second, smaller building. The smaller building also houses a large garage and a two-bedroom chef’s quarters. The largest suite (the “MountainTop”) is a two-bedroom/two-bath unit which could easily be used for the new owner’s living space. The owner’s currently live in a separate three-bedroom condominium, located a half-mile from the Inn. This unit, which is priced separately, may also be an option for owner’s quarters. The third floor of the main Inn has a workplace/storage area as well as two staff rooms with full baths. Manicured gardens surround the property, as well as a wedding grotto complete with “kissing bridge”. Breathtaking views of the Adirondacks are to the west, and hiking trails abound. A short trail off of the property puts guests onto Bolton Valley Resort alpine ski trails; guests purchase vouchers from the Inn, strap on their skis and are on the trails in minutes. Also accessible are cross-country ski, and snowshoe trails. The outdoor kidney-shaped pool is a favorite spot in the summer, and has been equipped with a new heating system (2007). A new Sundance 6-person hot tub sits near the pool. Traditional room and dinner reservations make up the bulk of the current Inn revenue. Additional business comes from ski groups, senior citizen bus tours, business retreats, and weddings. A total of ten guestrooms are equipped with private outdoor hot tubs, which are by far the highest-occupied rooms. Minimum stays are usually required. Some of the improvements that have been implemented over the past five years—a mix of physical and behind-the-scenes:
Conventional or commercial mortgage or cash. Turnkey operation. Sale price includes training and assistance, all business operations and furnishings, as well as food and liquor inventories, fuel and advertising and website subscriptions appropriate to closing date. After five years of operating the inn, the owners still very much enjoy what they do and where they live. Unfortunately, one of the owners was in a serious car accident in 2009. While there seem to be no permanent injuries, he is still experiencing significant back pain. Over the past several months, it has become clear that continuing to run the Inn is going to be detrimental to his long term health.
