Consultants are not licensed to broker a deal (that is, bring a buyer and seller together) unless they are also associated with a licensed real estate broker in that state. Because of this shortcoming, they are limited with advertising avenues, cannot show a property, or recommend financing opportunities for a fee. A realtor/broker can show a property and can use a wide variety of techniques to give the property appropriate exposure but typically does not have the expertise or experience with inns to manage the financial analyses, help remove the regulatory speedbumps and roadblocks, and help the inn prepare for the sale.
